We recently completed a comprehensive floor sanding project in Balham for a Victorian terraced house where the original pine boards had been covered for decades. The homeowner wanted to restore the natural character of the floors whilst dealing with cupping, staining, and uneven wear patterns across three reception rooms. Our team removed the existing finish, sanded the timber back to bare wood, and applied a new protective coat that brought out the grain and colour of the boards.

About the project

The Balham property had solid pine boards throughout, installed in the 1890s as part of the original construction. The top layer had absorbed thirty years of household traffic, pet damage, and moisture exposure from a kitchen situated directly below one of the sanded rooms. This meant we needed to take extra care removing the damaged surface without over sanding into the wood beneath. We set up a dust extraction system at the start of day one, containing the fine particles and protecting both the property and neighbouring homes from the inevitable mess that comes with sanding.

Our approach involved three separate sanding passes using progressively finer grits, starting at 60 grit to remove the old finish quickly, moving to 120 grit to level the surface, and finishing with 180 grit for a smooth final result. Between passes we vacuumed thoroughly and inspected the timber carefully. Where staining had penetrated deep, we applied oxalic acid treatments to lighten the marks. The customer chose a matt water based polyurethane, which dried quickly between coats and allowed them to walk on the floors within 24 hours of completion rather than waiting a week for oil based alternatives to cure.

Fine dust still settles elsewhere in the property, which is why we recommend moving items to other rooms and vacuuming thoroughly afterwards.
