We recently completed floor sanding work on a Victorian property in Brixton, stripping back three layers of old finishes to reveal beautiful original pine boards underneath. The owners had lived with carpet for decades and wanted to restore the character of their ground floor. The job required careful dust management in a semi-detached house with neighbours in close proximity.

About the project

The property was a typical Brixton Victorian terraced home with original floorboards in reasonable condition beneath the accumulated damage of decades. When we first inspected the floor, we found the boards were warped in places and had taken a beating from years of foot traffic. There was old carpet adhesive bonded to the surface which required chemical treatment and careful scraping before sanding could begin. The owner was concerned about disruption, partly because they were working from home and partly because the neighbours shared a party wall.

We managed this by setting up a negative pressure dust containment system using temporary walls and HEPA filtration units. This meant the majority of fine dust was captured at source rather than spreading through the house or next door. The work took four days in total, with an extra day added for the adhesive removal phase. We used a combination of industrial drum sanders for the main floor area and smaller orbital sanders for edges and tight spaces. The water-based finish we applied dried quickly enough that the owners could move furniture back in within two days, though we recommended leaving the floor untouched for the full five days before putting down rugs.
